My “everything has a home and purpose” model ensures a well designed space that improves the quality of your life by eliminating the stress that originates from lack of function. While the practicality of a space is most important, the aesthetic quality is just as impactful. It should reflect your taste and make you feel happy, proud and comfortable.

Design Consultation

You may have some design dilemmas and need some expert advice to guide you in the right direction. In this information packed, 1.5 hour consultation, I will walk through your space and answer all your design questions and address your wish list, goals and budget. I share ideas for colour, style, function and flow and provide direction on how to move forward with your project effectively.

To make the most of our time together, I will ask you to share photos of your space, your goals and any inspirational images you have in advance.

Investment - $275

Design CONCEPT DRAWINGS

This begins with a visit to the site to take measurements and photos. I will create a design concept based on the information exchanged at the Design Consultation and illustrate it through the following deliverables: a floor plan drawing, wall elevation drawings and 3D coloured renderings. (Since exact fixtures and materials have not yet been decided, placeholders at my discretion will be used.)  

*Investment - Based upon the size and complexity of the space. Hourly billable rate is $125/hr.

Full Service Design and CONSTRUCTION

With Full Service Design and Construction, we take the project from concept to completion. This includes the design, supplying and organizing of trades, sourcing and procurement of finishes, order tracking and receiving, project management and budget management.
Decorating, furniture assembly and styling can be added on as an extra fee if required.

Once the Design Concept Drawings are approved by the Client, I organize a Trade Day. This is where I coordinate the appropriate trades to meet at the site and assess it alongside the Design Concept Drawings to determine the scope of work at hand. Afterwards, they provide me with an estimate.

 *Investment - Trade Day: Complementary if the Client hires us for the project. If they do not hire us then the fee is $600. It takes time to pull the team away from their current projects and put together the estimate.

 I compile all the estimates from the trades and include the sourcing and project management fee as well as an estimated cost for median priced finishes into an itemized spreadsheet that results in a detailed Project Estimate.

 When the estimate is approved and Letter of Agreement is signed, a deposit is collected, the project is added to the schedule and the onboarding phase begins.

 *Investment - Full Service Design and Construction:  Based upon the size and complexity of the space and scope of the project. Aside from labour and materials, there will be a project management fee of approximately 8% and a 15% markup added to finishes/fixtures and materials.
